LIEN WAIVERS! CLAIM WAIVERS!! BOND CLAIM WAIVERS!!! They are EVERYWHERE. (OK Sorry, I'll stop shouting)
Waivers really are everywhere, in the Bid Documents, in the Contract form, in Change Orders, yes, even in Lien Waivers. They are there and they mean something--they mean that you might not get paid.
Waivers take away your rights and sometimes put real liability on you if you file your lien or claim anyway. Ohio Laws do provide some protection, but they aren't fool proof. Even if you are siging a lien waiver when you should (that's when you are getting paid) they can still hurt you because they are over broad, releasing more lien rights or claims that you are getting paid for.
Watch this video to learn what to look for, where to look and how to successfully negotiate around them so you can get paid for all of your work and materials.
