This is an early animation showing the interior of the four-storey residence I designed for my mothers beach-side property at the top of Tawhiti Street in Waima on the East Coast of New Zealand.

It is a concrete, steel and timber frame constructed house that is made up of three "boxes" joined together, they are; the Sleeping Quarters, Living Pavilion and the Lounge Room.
The Sleeping Quarters is a timber clad structure. The Living Pavilion is mostly constructed of concrete and glass with a Zinc clad entry point. The Lounge Room is a Zinc clad structure.

The property is located on a south sloping hill overlooking the bay of Waima with open south-views to the Pacific Ocean, east-views to Waima wharf, rocky cliff faces, historical ruins and to the west are views to the township of Tokomaru Bay. To the north is the property boundary lined with trees.

SLEEPING QUARTERS FEATURES:
Roof - Rain water collection system that runs in to a semi-submerged concrete water tank on the south side of the Sleeping Quarters, Solar panels and solar heated water system.
Third Floor - x2 Double Bedrooms (mirrored in plan) each with their own walk-in-wardrobe, ensuite and west-facing deck.
Second Floor - Same as Third Floor.
First Floor - Double Garage with internal access and Laundry with storage cupboards and separate Powder Room (toilet).

LIVING PAVILION FEATURES:
Roof - Open entertainment roof-deck with views to the north, east and south.
First Floor - Main Entry and Entry Hall. Stairwell access to Sleeping Quarters, north-facing Dining Area with built-in bench seat and direct access to the north deck with external open-fireplace and raised garden bed for growing fresh veges and herbs.
A contemporary Island-styled Kitchen, the island features a wooden bench top with red glass cupboard doors concealing space for CoolDrawers™ and DishDrawers™, a sink and breakfast bar space. Adjacent to the island is a cooking cove and a generous walk-in-pantry containing ample shelving, a second kitchen sink and access to the wetback heated water system. Directly off the Kitchen is access to the south entry point and spiral staircase as well as the first floor of the Sleeping Quarters.
Ground Floor - x1 Self-contained Studio Apartment/Guest House with open plan Sleeping/Living and Kitchen areas, a Bathroom, Wet Area/Laundry, private deck and carport.

LOUNGE ROOM FEATURES:
First Floor - This room is partly cantilevered (on its southern half) over an open carport/storage area ideal for storing firewood, bicycles, trailers, kayaks, etc. The Lounge Room is an open space ideal for relaxing in and can be separated from the Living Pavilion with folding doors. It has a panoramic east-facing window with views to the Waima wharf as well as west-facing clerestory windows and direct access to the north deck. a Kent fireplace is placed in the center of the room and supports the underfloor heating, the wetback system for heating water and can be used for cooking upon. Built-in shelving also provides access to the loft.
Loft - A multi-purpose space that the occupier can use to suit their lifestyle. It could be used for storage, as a reading nook, a children's play zone or as additional sleeping space (large enough to comfortably fit x2 double mattresses)
