In popular Jumeirah Beach Residence in Dubai, on land less than 260 meters to the sea, EDGE Architects designed a high-rise, 46 storey luxurious residential tower, 1/JBR. A building of this size in such a close proximity to the sea brings its challenges. It could not be designed using standard off-the-shelf approaches, everything needed to be thoroughly investigated and customized.
The building canopy is designed as a metaphor for crashing waves on the beach, reflecting the rhythm of the Gulf and emphasizes the height of the tower. The project is not only a jewel in the crown for the JBR community and skyline, but will also add value to the area.
Designers focused on both the indoor and outdoor experience of the tenants. Apartments are generous in size ranging from 180 m2 for the smallest 2 bedroom, to 351 m2for the largest 4 bedroom. These sizes are well in excess of the market average. The penthouses are 806 m2 of usable space with extra large terraces. Each unit includes a fully open large kitchen and enormous living room. The in-house interior design team used top-class finishing touches and fine marbles providing a natural and comfortable, but stunning environment. The glass curtain-wall façade brings natural plenty of natural light to the apartments and provides a spectacular 180 degrees of uninterrupted views of the sea and coastline from the moment you enter your home.
Home owners can enjoy beautiful sunsets from the privacy of their living room, bedroom or, in some units, even the master bathroom. After dusk, the dramatically lit picturesque coastline of man-made islands The Palm and Bluewater (which will be the base for the upcoming Ain Dubai), complements the landscape. Overlooking Skydive Dubai with parachutists constantly landing, adds further interest to the views.
Considering the year-round sunny Arabian weather, architects equipped each of the apartments with spacious terraces. These are much more than a balcony due to their large size, with the space needed for the whole family to dine comfortably while enjoying the sea breeze. To give individual clients more choice, an optional private balcony pool can be included for some apartments.
The important aspect of privacy was not missed. The typical residential building would offer lifts used by anyone at any given time. EDGE took different approach when designing 1/JBR. Due to the elevator strategy, it’s totally unique in its catering to an owner, since there is no common floor lobby. It has great privacy from the parking area to the elevator and to the apartment door. This can’t be matched by any other residential tower currently in the market.
The building with its private beach access and high-end lifestyle amenities, elegant pool area, and well-appointed gym and fitness facilities is situated right at the door step of the prestigious JBR Walk with restaurants, fashion shops and cinema.
Edge was recently announced as one of the winners of the Arabian Property Awards with their 1/JBR entry in the high-rise residential development category.
The project will finish construction in 2019.
