2012-02-22 Hoboken Rent Leveling Board Meeting

This is a meeting of the Rent Leveling Board of the City of Hoboken, New Jersey. The meeting took place on the evening of Wednesday, February 22, 2012, at six-thirty p.m., in the basement conference room of the Hoboken City Hall building. This is an unedited video of the entire meeting. The video is one hour, twelve minutes and five seconds in length.

Two cases were heard at this meeting: The first case deals with the question of a condo owner-occupancy going to the rental market. The question at issue was: Is the unit exempt from rent control for its first rent (referencing rent-control regulation, not the rent-control ordinance). Also whether the question of "equitable authority" (as per the Z-88 amendment to the rent-control ordinance) applies.

The second case was to determine whether owner-occupancy was applicable on two units in a three-unit building. Was the base rent set on a recent tenant of one of the units, and does another unit not yet have a base rent because it has always been -- and is still -- owner occupied. The question brought to the board on these two units was about demonstrating owner-occupancy.

Meetings of the Rent Board are usually held on the second and fourth Wednesday of the month, at six-thirty p.m.
