930,000 SF 67-Story Mixed Use, Multi Family, Hospitality, Commercial
Burj Park I is mixed-use residential building among the most exclusive properties in Dubai’s Burj Dubai development. The 1,100 foot tall tower is located adjacent to the Burj Khalifa, offering its occupants spectacular views of the world’s tallest tower from the majority of the units and amenity levels.
The form of the building is the result of an approach to providing “mansions in the sky,” an assembly of vertical villas contradicting typical contemporary residential precedents, while referencing the birth of luxury high-rises exemplified in many pre-war buildings found in NYC around Central Park. From the top of the tower, an enormous four-level Penthouse emerges, capping a hierarchal stratification of residential unit types, which vary from 4 large units per floor to massive two-level duplexes. To create the residential feel of a villa, the façade recedes in specific locations along the tower’s height, revealing large terraces and balconies, generating unique variations within standard unit floors. The central circulation core is configured to provide each unit with private elevators – a level of service also not typical among similar archetypes. Below the residential levels, a nine-story, five-star hotel continues the idea of luxury by offering a collection of unique room layouts, all containing the attributes associated with hotels of its class. The base of the building is a podium grounding the tower with a connection to a retail boulevard, which has been referred to as “the greatest shopping boulevard in the world.” Within the podium, various hotel amenities including a spa, a fitness center, pools, restaurants and meeting facilities are organized to maintain views of the Burj Dubai. At the lowest level, an arcade bisects the podium, connecting pedestrians to the rich retail experiences along both sides of the tower. Through the pursuit of optimized living, Burj Park I maximizes the experience of an ideally located site to become the epitome of a mixed-use luxury tower.
