    Things to consider: when looking for a property, the three key tips to consider are:

    1. What can we afford to buy? Pre-approvals and understanding what a bank could look to fund – you need to be realistic and consider your future incomes (i.e. what happens to your income when you add a new family member)

    2. What deposit do I need? Banks usually require cash deposits and also a savings history to prove that you can afford to repay the proposed borrowings. Banks can look at lending up to 95% in some cases, however a target of 80% lending ratio would be preferable to avoid additional unnecessary costs. You may be eligible for the First Home Owner rate of duty, which reduces the cost of stamp duty for purchases below $530k.

    3. What is the right property? Consider what is right for your lifestyle/family choices (access to work/schools etc.) but also consider it a long term investment. It may even become the foundation for your retirement planning.
