            Le marché français a fait preuve d’une étonnante résistance face à la morosité ambiante. La fin d’année a été une nouvelle fois très active, malgré l’absence d’incitation fiscale. Ce sont les segments extrêmes des petites et des très grandes transactions, notamment en portefeuilles, qui ont soutenu le marché. Le marché n’en a pas moins été difficile. Comme en 2011 et contrairement à nos espérances, le risque est resté dédaigné. Les stratégies des investisseurs se sont concentrées sur les segments bureaux et commerces « core » les plus sécurisés. Cela a favorisé les localisations tertiaires très établies comme en atteste la part exceptionnellement élevée de Paris intra-muros dans les engagements. Cela explique aussi le bon score des régions, notamment en commerces de centre-ville, après une année 2011 plutôt active en bureaux. En raison notamment du financement toujours contraint, les institutionnels au sens large ont dominé le marché, avec en tête le passage à l’investissement direct des fonds souverains étrangers qui, en 8 opérations, ont polarisé 21 % des montants. Les acquéreurs nationaux demeurent néanmoins légèrement majoritaires. Les SCPI, dynamisées par leur très bonne collecte, et les assureurs ont été parmi les plus actifs. Les acteurs ayant davantage recours à l’effet de levier ou à la recherche de rendement sont restés en retrait. La forte concurrence a conduit à une nouvelle compression des taux de rendement pour les produits « prime » bureaux et commerces. Mais les vendeurs ont eu du mal à accepter la forte remontée des rendements locatifs exigés pour les actifs dits secondaires. Les quelques acteurs opportunistes ont donc eu du mal à s’exprimer.
